Planning Department Projects
Although still slow, it appears that there are signs of life in the development world. We have received and processed a number of requests for small amendments to approved residential developments. The applicants believe that the amendments will help them better sell their residential properties.
The Planning Department is currently assisting the Planning Commission in developing a new Zoning Ordinance. The existing Zoning Ordinance was first adopted in the early 1970s and has been amended hundreds of times since then. The new Ordinance will recognize new concepts in planning and land use, be more user-friendly, and be more simple for the Zoning Department to administer.
The Mixed Use Business Industrial District (MUIBD) was recently adopted to replace the M-1 and M-2 Industrial Districts. The intent of the MUIBD is to recognize the shift from a manufacturing-based economy to a service-based economy, while not eliminating the availability of land for existing or future industrial uses. Accordingly, a flexible mix of office, residential, limited retail, and industrial uses are forseen in this district.
The Planning Department is also working with the Garfield Township/City of Traverse City Joint Planning Commission on developing a Master Plan and Zoning Ordinance unique to the Grand Traverse Commons Area (former State Hospital).
